Open Ended CRE Debt Fund
The $550 million Community IMPACT Loan Fund was created in 2003 to provide continuous availability of capital to fund permanent mortgages on affordable multifamily housing. CIL generates a steady source of high quality, standardized affordable multifamily mortgages to feed IMPACT's pioneering Securitized Housing Loans platform.
Direct Private Equity
IMPACT was formed solely to create institutional quality impact investments. It built a platform for institutional investors to make investments in scale to help communities solve intractable social problems, while balancing the need for prudent risk management and commensurate return.
Real Estate Debt
IMPACT leveraged New Markets Tax Credits to provide institutional investors access to high quality investments that financed development of facilities that offer access to quality childcare and healthcare in low and moderate-income communities throughout the country.
IMPACT created a debt fund to leverage state tax credits to channel institutional capital through Community Development Financial Institutions to invest in low and moderate income areas in urban and rural communities in California. Funds were used for development of affordable housing, community facilities, “green” development, and community health centers.
PRIVATE REAL ESTATE FUND OF FUNDS
IMPACT invested over $100 million in high impact projects through two innovative fund of funds. These investments preserved two historical buildings housing a science museum and a violence prevention nonprofit and facilitated development of real estate in low and moderate income areas to help revitalize communities and create jobs.
Securitized Housing Loans
IMPACT has pioneered pooling and securitizing affordable multifamily mortgages to flow nearly $1 billion of capital to finance affordable housing in 30 states plus Washington D.C. IMPACT continues to lead the industry by participating in the first two Freddie Mac Q-series securitizations in 2014 and 2015 featuring only mortgages on affordable multifamily housing.
