Impact on Communities

Investment Strategy
Impact actively seeks investments in historically underserved communities on behalf of its insurance company owners and investors. These investments result in meaningful community improvements while maintaining reasonable policyholder investment returns. Impact is a Certified Community Development Financial Institution (CDFI) pursuant to guidelines established by the California Organized Investment Network (COIN).

Large Scale Commitments
To date, Impact has invested or made commitments to invest about $750 million in underserved communities, including the recent launch of the $475 million Community Impact Loan program.

Affordable Housing
Impact has pioneered the securitization of community investments. By standardizing and pooling investments for insurers, Impact obtains investment grade ratings for large portions of its investment pools. It securitizes and markets the rated portions of the pools, and retains the unrated portion. Impact generates income through management fees.

Quality Childcare
Responding to increasing demands for quality childcare facilities and dwindling public and charitable revenues, Impact participates in a $20 million fund to finance construction and expansion of childcare and preschool centers in California. The childcare fund takes advantage of a $40 million New Markets Tax Credit allocation Impact received in 2002.

Expanding Healthcare
Impact participates with National Cooperative Bank Development Corporation (NCBDC) in a $50 million fund designed to meet community healthcare facility financing needs not currently being met by other lenders. The fund provides financial flexibility to owner/operators able to obtain new financing or to refinance their existing debt.
